How Often Should You Have a Home Inspection?
The early 2000s were a boom for new homes. The number of new home construction permits peaked in 2004 and 2005. In fact, in 2005, there were 2,155,300 home construction permits issued for new home construction compared to 1,737,000 in 2021. Many of those homeowners from the early 2000s held onto their homes during the Great Recession. Now that those homes are ten to fifteen years old, they are likely in need of some improvements. Let’s take a look at how often you should have your home inspected.
How often should you get a home inspection?
Many realtors recommend getting a home inspection every three to five years by a professional. The most major systems you will need to look at include your HVAC and electricity. Structural issues are also of importance. Roofing is also a major issue. Some composite shingles are good for ten to fifteen years, while other types of shingles may be good for as long as thirty years. Generally speaking, you should inspect your foundation every ten to fifteen years. Certain things, such as waterproofing, need to be checked by a professional.
What things tend to need repaired/replaced on “newer” homes?
If your home was built in 2000 or later, it is likely in pretty good shape. However, over the years, certain things tend to age and need maintenance or replacement:
- HVAC: Central air conditioning and heating systems will last for almost twenty years. However, if they were not maintained correctly, these systems can need to be replaced in as little as ten years.
- Plumbing: It’s a good idea to check on plumbing every couple of years to make sure that there are no major leaks or other issues.
- Framing and structural issues: This will almost never be a problem, but it’s good to check on the structural state of your house from time to time.

Plans for upgrading your home
If you bought your home between 2000 and 2005, you might be thinking that it’s time to upgrade your home. You might be planning a family room, expanding the size of your home, or creating a new space in your home. A professional inspection will help you plan for any upgrades to your home. This can help you get a sense of what upgrades will need to be made and help you budget for an upgrade.
